Report a Violation or a Concern

The information collected will be used solely to help identify you as a member of the Crawford Farms community.  Your information will not be communicated to any other member of  the community during the violation resolution process. Please note that the compliance status of another homeowner will not be disclosed. We do very much appreciate reports as our compliance inspector cannot see everything from your vantage point. Additionally, please know that the association cannot enforce city code violations such as street parking, or animal issues. If you have questions about who to contact, please click here.

What is Compliance?

All residents must follow the community guidelines listed in the HOA documents. A representative of the management company inspects the association every other week. If a compliance violation is observed, a compliance letter is mailed to the address. Only items outlined in the governance are issues that can be inspected and legally pursued by the association. Below are the actions that may be taken:

First Letter (Friendly Reminder)- The first letter is a friendly reminder notifying the homeowner of the violation observed. The section of the governing documents in violation is quoted in all letters.

Second Letter- The second letter is more direct, requesting that the violation be cured within the annotated time frame.

Third Letter (Final Notice)- The third letter serves as a final and formal demand that they come into compliance, and it is sent via certified and regular mail.

Fine Letter- This is the notice that upon reinspection after the above time period has lapsed, that failure to cure the violation has resulted in a fine. Crawford Farms Fine Policy states that fines shall be issued in 30-day increments and are $50 per instance. Management cannot waive this fine. If this is a landscape notice, the association may send a commercial crew to the unit and perform the required maintenance and bill that cost to the homeowner in lieu of the fine.

Most compliance violations are resolved with the Friendly Reminder. The friendly reminder is intended as such and is just a letter that essentially expresses, "Hey! We noticed…". By the time reinspect is completed, it is typically resolved. Legally, the association is only required to send the final notice letter (above). Our standard practice is to send a friendly reminder first but if the item is time sensitive then we can jump to the final notice.

The majority of compliance items are landscape related. Simply by mowing, edging, and trimming the front landscaping regularly and following the ACC Guidelines, you can avoid receiving compliance letters and save the association money that we can use to improve the community.
